+ How do I book a session?

+ Is there a rescheduling/cancellation fee?

Rescheduling is complimentary if done at least 18 hours in advance. A fee of 25% of the total price applies if rescheduled within 18 hours.

Cancellation fees are 50% of the total price if cancelled more than 12 hours in advance, and 100% if cancellation occurs after arrival at the site.

No fees will be charged for rescheduling due to inclement weather that impedes the shoot, especially in cases of active weather alerts. Note: Rain does not typically warrant rescheduling, unless drone operations are involved.

+ How and when do I pay?

Upon completion of your listing, an invoice and all deliverables will be sent to your email. We currently accept only credit card payments.

+ Where do you service?

We provide services in Fort Erie, Niagara Falls, Hamilton, Grimsby, Brantford, Burlington, Milton, Oakville, Cambridge, Mississauga, Brampton, and the west side of Toronto (Richmond Hill, Etobicoke). Please note that travel fees apply for locations beyond Burlington and vary based on distance.


Session - FAQ


+ How long will the shoot take?

The duration of the shoot depends on the services selected during the checkout process in our client portal, where you will find estimates for each option.

+ When can I expect to receive the final product?

Photography is delivered by noon the following morning.
3D tours are also delivered within 24 hours, typically before noon the next morning.
Video projects are completed within 48 hours, though our aim is always under 3 days.
Floorplans are delivered within 24 hours, with a 12-hour rush option available for an additional fee.
Virtual staging is completed within 24 hours, usually received by the next morning.

+ Will you prep the house?

I conduct a walkthrough to adjust minor details to optimize photograph quality. Major staging or cleaning is not provided; the property should be ready prior to my arrival.

+ Do I or the homeowner need to be on location during the session?

It is not necessary for anyone to be present during the shoot. I can access and manage the property independently, unless you prefer to guide me personally, particularly if specific areas are off-limits for photography.

+ What can I expect to receive?

Each package varies, but generally includes sufficient photos to fully showcase your property. Videos range from 30 seconds to 3 minutes, enhanced with premium soundtracks and professional audio engineering. All 3D tours and ordered floorplans are processed the same day and uploaded promptly upon completion.

+ How should the homeowner prepare for the session?

  • Ensure thorough cleaning of the house, including windows, floors, and countertops.
  • Keep spaces decluttered and furniture away from doors.
  • Clear off countertops and tables, and hide visible cables.
  • Remove personal items and extras from bathrooms, kitchens, and offices, such as toiletries and stationery.
  • Ensure all light fixtures work and replace any burnt-out bulbs to improve lighting conditions.
  • Temporarily remove pets from the property to avoid distractions and unexpected messes.
  • Mow the lawn and tidy up any outdoor areas, including patios, pools, and gardens.
  • Stage each room for a lived-in look that’s not too personalized: fluff pillows, arrange decor tastefully, and set the dining table minimally.
  • Open curtains and blinds to let in natural light and create a welcoming atmosphere.
  • Ensure all vehicles are removed from the driveway and the garage door is closed to enhance curb appeal.
  • Consider fresh flowers or plants in main rooms to add color and vibrancy.
  • Adjust the thermostat to a comfortable temperature, especially if the weather is notably hot or cold.
